The Lower East Side’s ‘vertical village’ at One Manhattan Square unveils interior amenities

Extell Development Company’s largest-ever luxury residential property, One Manhattan Square, has introduced a standout collection of indoor amenities twice the size of the White House, including four pools, a full-sized basketball court, a bowling alley and a cinema, Located on Manhattan’s Lower East Side on the East River waterfront, the 847-foot-tall, 815-unit condominium tower–it was 6sqft’s 2017 Building of the Year–boasts unobstructed panoramic water and skyline views, but its amenities package is the real standout. Extell has called the residence “a true vertical village,” with 100,000 square feet of indoor and outdoor amenities–more than anywhere else, the company claims, in New York City.

A collection of indoor perks and pastimes spans 50,000 square feet over four floors and includes the aforementioned pools, a basketball court, a squash court, a golf simulator and a bowling alley.

A full floor of fitness amenities includes a state-of-the-art gym that looks out over New York Harbor, plus private training rooms, cycling, pilates, yoga and dance studios, and a 75-foot saltwater pool.

A suite of recreation and entertainment amenities includes a culinary lounge, wine, cigar, and billiards rooms.

There’s also an intimate cellar lounge, a demonstration kitchen, two additional lounges with full kitchens and a cinema. For the younger set, there’s a children’s playroom and a teen arcade. Programming by Extell’s in-house amenities team promises curated events like wine tasting and cooking demonstrations.

Outdoor offerings include intimate garden rooms, a tea pavilion, several social courtyards and lounges, an outdoor kitchen and dining area, fire pits, an adult tree house, a birch garden, ping pong tables, a putting green, and an observatory.

The building launched sales in 2017. In September of 2019 Extell launched a rent-to-buy program at the condo tower as a way to reach more potential buyers, offering a year’s rent credited toward purchase if residents bought their units within 12 months.
