New luxury rental on the Lower East Side launches lottery for 95 mixed-income units, from $710/month

Applications are now being accepted for 95 mixed-income units at a new development on the Lower East Side. Located at 55 Suffolk Street, The Suffolk rises 30 stories, contains 378 total residences, and boasts amenities like a rooftop pool, outdoor terrace, and fitness club. New Yorkers earning 40, 50, and 100 percent of the area median income can apply for the available apartments, priced between $710/month for studios and $2,810/month for three-bedrooms.

Developed by the Gotham Organization and designed by Dattner Architects, The Suffolk is part of Broome Street Development, a mixed-use project with 488 new rentals, as well as new facilities for the Chinese-American Planning Council (CPC) and the Beth Hamedrash Hagodol synagogue.
The development’s second tower is at 64 Norfolk Street. The Norfolk has 115 affordable apartments for seniors and a new worship space and cultural heritage center for the synagogue.
The Suffolk contains a total of 378 residences, some of which are new “micro-units.” Occupying three floors of the building, the smaller units measure between 315 and 350 square feet and come equipped with built-in murphy beds, as 6sqft previously reported.
Pricing for the market-rate units not part of the lottery is expected to be released in the coming weeks. The Suffolk is scheduled to open sometime this spring.
Amenities include a full-floor suite with a lounge, an outdoor terrace, co-working lounges, conference rooms, a fitness center, and a game room. Other perks include a rooftop pool, sundeck, 8th-floor terrace, lawn, fire pit, and barbeques.
Nearby public transit options include the F, M, J, Z, 4, and 6 subway lines, as well as the M9, and M14A-SBS buses.
Qualifying New Yorkers can apply for the affordable units until April 12, 2023. Preference for 50 percent of the units will be given to residents of Manhattan Community District 3.
