An affordable housing lottery launched on Tuesday for 143 units in Spring Creek, a neighborhood in East New York once known only for its landfills and undeveloped marshland. As part of a multi-phase, decades-long project by the city, the area has been slowly transforming into a community of mixed-income and mixed-use developments. The fourth phase of a development called Nehemiah Spring Creek is now accepting applications for studios, one-, two-, and three-bedroom apartments, set aside for New Yorkers earning 30, 40, 50, 60, and 90 percent of the area median income. Apartments up for grabs range from a $426/month one-bedroom to a $1,660/month three-bedroom.

Nehemiah HDFC, the development arm of nonprofit East Brooklyn Congregations, has completed phases one through three of the project, starting in 2008. Developed with Monadnock Development, Phase 4B-1 and 4B-2 consist of 320 units, with each featuring 160 units of low and moderate income rentals. In total, the project will bring more than 1,500 affordable homes.
As part of the project’s 4B-1 development, residents have access to an on-site super, custom design features, a laundry room, and some on-site parking. Overall, the Spring Creek community has three parks, an educational center, a supermarket, and an EMS station.
The Nehemiah Spring Creek project joins other major developments that opened in the area over the last 40 years, including the Starrett City apartments, the Gateway Center shopping complex, Gateway Elton affordable housing, and Spring Creek Gardens.
Qualifying New Yorkers can apply to be placed on the waitlist at Nehemiah Spring Creek until June 17, 2019. Residents of Brooklyn Community Board 5 will be given preference for 50 percent of the units. Complete details on how to apply are available here (pdf).
