$9.5M Harlem penthouse sets uptown record for most expensive condo
The sale of a $9.45 million penthouse in Harlem closed last week, setting a new record for the most expensive uptown condo sale, the Wall Street Journal reported on Saturday. The 11th-floor apartment at Circa Central Park, which hugs the northern end of Central Park on the corner of West 110th Street, features five bedrooms and a private terrace measuring over 1,200 square feet. The sale is the most expensive condo sale above 96th Street on the West Side of Manhattan, and 102nd Street on the East.
According to the broker, the apartment–which went into contract in September–was originally listed for $9.8 million but sold at a roughly four percent discount. The penthouse also comes with a 25-year tax abatement, which will add up to more than $2 million in tax savings.
The corner home has an open layout and overlooks Central Park, Midtown and the George Washington Bridge. The private balcony can be accessed through the living/ dining area.
The sleek kitchen features state-of-the-art appliances, custom Italian cabinetry, and a huge quartz-topped center island. Oak hardwood floors and radiant heated floors can be found throughout.
More unobstructed Central Park views can be found in the master bedroom, which also boasts an ensuite bathroom decorated with white marble tiles. The master bath boasts a bathtub and separate glass enclosed shower.
The 11-story building at 285 West 110th Street, with its interesting curved facade, was designed by FXCollaborative and developed by Artimus. The site formerly held a city-owned gas station.
Amenities at Circa Central Park include a landscaped courtyard, fitness center, on-site parking (with electric car charging stations), shared rooftop terrace, and a live-in super. To encourage residents to take advantage of Central Park, the building also offers a bike share, scooters, remote control boats, and fully equipped picnic baskets.
