New renderings released for Crown Heights Bedford Union Armory redevelopment, permits still pending

Last November, 6sqft reported that the proposed Bedford-Union Armory Crown Heights redevelopment project had begun a land use application evaluation process before the City Council, submitted by BFC Partners and the nonprofit NYC Economic Development Corporation, who intend to jointly develop the massive armory that was once housing for the National Guard. Though permits filed four months ago for a fifteen-story building are still pending approval, New York Yimby reports that new renderings have been revealed for the residential portion of the project. As planned, Marvel Architects is responsible for the design.

A new set of permits were filed for an eight-story residential building with an address of 1057 President Street in June. The 79-foot-tall, 101,800 square-foot structure will have 82,000 square feet dedicated to residential use in the form of 60 Apartments–the size suggests condos–at an average of 1,700 square feet each. A medical facility will occupy the ground floor.

The additional larger 180-foot-tall building will contain 336,100 square feet set aside for residential use in the form of 330 apartments will be produced, most of which will be rentals.

A 201-car garage is also planned for the site. 250 the 390 newly-created apartments are expected to be set aside for tenants making 60 percent of the area median income.

Partial demolition permits were filed for parts of the development site in May. Permits haven’t yet been filed for the redevelopment of the drill hall, which will become community recreation facility space–renderings show a soccer field, basketball courts and volleyball.

The armory had become city property in 2013. The de Blasio administration has championed the recreation center and housing, but the plan has has come under fire by neighborhood advocacy groups regarding the market rate condos slated for the site; housing advocates feel that not enough affordable housing is being offered to the rapidly-gentrifying neighborhood.
