Between the adjacent mega-developments Hudson Yards and Manhattan West, the far west side is banking on becoming a city within a city. And if this amenity-rich lifestyle appeals to you, here’s a chance to get in on the action for less. Starting tomorrow, the second phase of the affordable housing lottery at Manhattan West’s massive rental the Eugene will be open for 103 low- and middle-income apartments, ranging from $613/month studios to $2,519/month two-bedrooms. Designed by Skidmore Owings & Merill (SOM), the 62-story glass tower at 435 West 31st Street offers amenities like a rock climbing wall, “sky lounge,” pet spa, and fitness center. These are in addition to Manhattan West’s two-acre public park and 240,000 square feet of curated food, retail and other pop-up events

So far, the Eugue is the only site open at Manhattan West. It launched leasing in early 2017 and its first affordable housing lottery for an additional 169 units opened prior in September 2016. In total, the 702-foot-high tower will have 844 rentals, 20 percent of which are affordable.

The Eugene will join office tower One Manhattan West, which will reach just under 1,000 feet, fellow supertall office tower Two Manhattan West, and the centerpiece Five Manhattan West, a renovation of a 1980s brutalist office building where both Amazon and a Whole Foods will set up shop. Smaller projects on the site include a 13-story boutique office building and a 30-story hotel. Other projects include The Lofts, a 13-story boutique office building measuring 200,000 square feet, and a 30-story hotel with 164 rooms.

The Eugene’s interiors are being designed by Roman and Williams with floor-to-ceiling windows, wood floors, stainless steel appliances, granite countertops, and USB charging outlets.
Qualifying New Yorkers can apply for the affordable units at the Eugene until July 3, 2018. Fifty percent of units will be set aside for residents of Manhattan Community Board 4.
