30 chances to live in FiDi’s new art-themed rental tower, from $613/month
The Financial District‘s new 23-story luxury rental tower Exhibit offers what’s becoming the usual package of high-end amenities–a wrap-around roof deck, lounge, and fitness studio complete with a yoga room and Pelaton indoor cycles–but what sets the project apart is that it’s considered the city’s “first curated rental residence.” The building at 60 Fulton Street has on display a collection of more than 100 pieces of art, from works by a 5 Pointz graffiti legend to massive photography, which they consider “a dynamic celebration of the downtown art, music, culture, and style that made New York City the capital of the world.” Whether or not you buy into the hype, you might have a chance to live in this hip building for a lot less. The lottery is currently open for 30 affordable units ranging from $613/month studios to $2,733/month two-bedrooms, reserved for households earning 40, 60, or 130 percent of the area median income.
The Hill West-designed building began leasing for its 90 market-rate listings this past fall. These range from $2,485/month studios to $5,685/month flex thee-bedrooms.
The residences were designed to “evoke a sense of elegance,” with wood floors, oversized windows, and Italian kitchens. Most units have washer/dryers and custom closets.
Perhaps the biggest draw of the building is that over 70 percent of the units have balconies with views of the Financial District, Brooklyn, and the South Street Seaport. It’s not known if any of the affordable units have this feature.
As for the amenity spaces, they were designed by Andres Escobar to complement the art collection and”eccentric furnishings” by Jimmy Martin. The penthouse floor contains the parlor room, wrap-around roof deck with an indoor/outdoor fireplace, demo kitchen, lounge, and outdoor screening area. There’s also a laundry room, game room, bike room, tenant storage, wine storage, and fitness center with a yoga studio and Peloton bikes.
Applications for the affordable apartments at 60 Fulton Street will be accepted until April 23, 2018. Complete details on how to apply are available here (pdf). Fifty percent of units will be set aside for residents of Manhattan Community Board 1. Questions regarding this offer must be referred to NYC’s Housing Connect department by dialing 311.
