On Monday, the lottery opens for 21 affordable units in a new luxury residential building located on the border of the trendy Queens neighborhoods of Astoria and Long Island City. The mixed-use rental at 11-06 31st Drive, called the Vernon Tower despite being just eight-stories, sits directly across from Socrates Sculpture Park and just a few blocks from the Noguchi Museum and waterfront promenade. Qualifying New Yorkers earning 60 percent of the area median income can apply for the units ranging from $867/month studios to $1,123/month two-bedrooms.

In addition to the 105 apartments, the building, developed by Excel Development Group and designed by PACS Architecture, includes 1,500 square feet of retail space. Residents of Vernon Tower can enjoy a well-equipped fitness center, landscaped green roof deck, a recreation room, bike storage and in-unit washer/dryer. A 24-hour doorman will be stationed in the lobby as well as a hi-tech security system throughout.

The waterfront property overlooks Socrates Sculpture Park and sits near the site of the Welling Court Mural Project and plenty of restaurants and shops. It’s nearest to the N and W trains.

Qualifying New Yorkers can apply for the affordable apartments until January 8, 2018. Residents of Queens Community Board 1 will be given preference for 50 percent of the units.
