FXFOWLE reveals renderings of 40-story office tower at Jersey City’s Harborside boardwalk

In conjunction with a larger plan to transform Jersey City into a waterfront destination, real estate investors Mack-Cali and SJP Properties announced on Tuesday a proposal for a 40-story office building that will implement the latest in “intelligent building” technology. Located just seven minutes to Manhattan via the PATH, Harborside Tower, designed by FXFOWLE, will feature a sleek glass and steel facade, with 1.2 million square feet of space for businesses. In addition to the office space, the tower will feature two units of retail space, one at 12,000 square feet and the other at 25,000 square feet, found just off the lobby.

As new renderings show, Harborside Tower boasts a glassy and steel facade, punctuated by double-height private loggias on the 15th and 26th floors. Tenants will have access to a conference center located on the tower’s mezzanine floor as well as a roof garden and lounge area with sweeping views of the Manhattan skyline.

The building’s glass lobby will span two stories and feature concierge and security staff. Notably, the lobby is raised to ensure protection from flooding. Designed as a sustainable workplace, it aims to achieve LEED Gold certification.

The tech-savvy tower builds upon the developer’s $75 million plan to create a cultural district in Harborside. As 6sqft reported in September, a beer garden, European-style food hall, and the Harborside Atrium, an interconnected series of pedestrian routes that doubles as event space, all fall under the revamp.

Currently, Mack-Cali owns the main components of the complex: office buildings Harborside 1, 2, and 3. The facades of these buildings will be reskinned with new floor-to-ceiling glass and steel to bring in more natural light and provide better city views. In conjunction with Iron Development, Mack-Cali recently opened a 69-story rental tower called Urby, the second-tallest building in the state with 762 apartments. Plans are in the works for two more Urby towers, each including almost 800 units.
