Lottery opens for 145 affordable units at huge waterfront development in Astoria, from $665/month

Applications are now being accepted for 145 affordable units at a major mixed-use project under construction in Astoria. Located at 3-24 27th Avenue, the 100-percent affordable, 14-story building is part of the Durst Organization’s Halletts Point development on the East River waterfront. New Yorkers earning 40 and 60 percent of the area median income, or between $25,372 for a single person and $86,460 for a household of five, are eligible to apply for the rent-stabilized apartments, which range from $665/month studios to $1,601/month two bedrooms.

Developed by the Durst Organization and designed by Dattner Architects, Halletts Point is a seven-building complex spanning over 2.4 million square feet and containing 2,400 rental units, 480 of which are affordable. Only one other building, 10 Halletts Point, is complete, which launched leasing in 2019.
Amenities include a tenant’s lounge, community room, fitness room, bike storage, and a card-operated laundry room. The development is situated on the waterfront and will offer residents access to more than 100,000 square feet of dedicated public space, as 6sqft previously reported.
Units are equipped with energy-efficient appliances and light fixtures, carefully selected hardware, cable and internet access, and large windows.
Nearby transportation options include the Astoria ferry stop, as well as Q18, Q19, Q102, and Q103 buses.
Qualifying New Yorkers can apply for the affordable units until November 21, 2022. Complete details on how to apply are available here. Preference for 50 percent of the units will be given to New York City Housing Authority (NYCHA) residents and residents of Queens Community District 1.
