Second building in Domino Sugar megaproject to break ground next month; new renderings

Two Trees Management will break ground next month on 260 Kent Avenue at the corner of Grand Street and Kent Avenue, the second building to rise at the Domino Sugar Williamsburg megaproject site. Designed by COOKFOX Architects, the 462,000 square-foot, 42-story mixed-use tower on the site of the former sugar manufacturing facility will create “a prominent visual corridor that leads to the East River waterfront,” according to a press release.

The new building will offer 330 rental apartments, more than 20 percent of which will be affordable to low-income residents. The building’s 22-story commercial portion will include 150,000 square feet of office space; 13,000 square feet of retail will be located in the building podium.

According to the press release, the building’s structure will allow it to prioritize energy efficiency by capturing the excess heat produced from the commercial space that is traditionally expelled from the top of the building will and reusing it for residential use, significantly reducing energy consumption.
The new building’s distinctive façade design–inspired by the molecular pattern and forms of sugar crystals–is intended to connect it with the history of the site. The façade is designed to self-shade, with each elevation formed to respond to its own solar orientation, optimizing shade throughout the year.

The building is topped with a roof garden and shared outdoor recreation space for residential and workplace tenants, also giving them a view over Domino Park, the new waterfront park that stretches the length of the Domino site. The six-acre park, designed by James Corner Field Operations, will be complete next summer.

The long-delayed first building in the Domino Sugar megaproject is scheduled to open this summer. The 16-story, copper-and-zinc clad rental building at 325 Kent Avenue is on schedule to welcome residents in July. The building contains 522 rental units, including 104 affordable apartments. When complete, the mixed-use five-building campus will offer about 2,800 apartments and about 500,000 square feet of commercial space.
The Domino site features adaptive reuse of the landmarked Domino Sugar refinery plus four new buildings on the North Williamsburg waterfront, each designed by various architects under a 2013 master plan created by SHoP Architects.
