Lottery opens for first affordable units at Essex Crossing, from $519/month
It’s been almost exactly a year since Beyer Blinder Belle released renderings of Essex Crossing‘s site 5, a $110 million, 15-story mixed-use building that will give way to 73,000 square feet of retail space, where Trader Joes and Planet Fitness will move in, and a 15,000-square-foot adjacent park. Located just a block southwest of the Manhattan entrance of the Williamsburg Bridge at 145 Clinton Street, it will have 211 rental units, half of which will be reserved for low- and middle-income individuals. These 104 affordable apartments are now available through the city’s online housing lottery, the first of the mega-development’s 561 affordable residences to come online. They’re set aside for those earning 40, 60, 120, and 165 percent of the area media income and range from $519/month studios to $3,424/month three-bedrooms.
According to the architects, the building “features brick and metal panels that echo the textures of the surrounding urban fabric.” It also has stepped podiums and an irregular window pattern to add some visual interest.
Amenities, some of which may require an additional fee, include a part-time lobby attendant, communal terraces, fitness room, yoga room, children’s playroom, bicycle storage, dog wash room, and resident lounge. Plus, residents will have direct access to Essex Crossing’s only public green space. Designed by landscape architecture firm West8, the 15,000-square-foot park is planned to have planter-seating throughout, a community table area along Broome Street, and more than 35 percent of the area reserved for trees, flowers, and other plantings.
In other Essex Crossing news, five months ago, sales launched at the SHoP-designed 242 Broome Street, the project’s one and only condominium. And in November SHoP revealed renderings of the massive food hall they’re designing. When complete, the nine-site mega-development will ring in at $1.1 billion and bring more than 1.9 million square feet of residential, commercial, cultural, and community space to the largest undeveloped swath of land in the borough south of 96th Street.
Qualifying New Yorkers can apply for the affordable apartments at 145 Clinton Street until May 2, 2017. Residents of Manhattan Community Board 3 will be given preference for 50 percent of the units, and of those, 50 percent will be reserved for former tenants of the Seward Park Extension Urban Renewal
