In 2017, Sky Management filed plans to build a 22-story Passive House rental building at 515 East 86th Street, just off York Avenue near Carl Schurz Park and the East River. Designed by Arquitectonica with EP Engineering, the environmentally friendly building has tons of amenities, some of which include a pet spa, dog run, co-working space, fitness center, and yoga studio. In terms of outdoor space, there’s a grilling terrace, landscaped interior courtyard, and roof deck. The 35 affordable units in the building are available to those earning 40, 60, 80, and 130 percent of the area median income and range from $747/month studios to $3,123 two-bedrooms.

Known as Convivium, the 139-unit building “will use approximately 80 percent less energy than similar buildings in the neighborhood while providing consistently comfortable temperatures and better air quality,” according to CityRealty. There’s retail planned for the ground floor, and the full list of amenities (some of which require additional fees) is as follows: laundry center, childrens’ playroom, media lounge, pet spa, lobby lounge, ground floor lounge, outside terrace with grilling stations, ground floor office carrels, reading room/co-working space, dog run, roof terrace, central landscaped interior courtyard, bike storage, individual storage facilities, fitness center, yoga studio, Spectrum-managed WiFi & cable TV.
