Apply for 116 brand new apartments at an amenity-loaded UWS tower, units from $833

Starting tomorrow, qualifying New York residents can apply for 116 sparkling new apartments at 10 Freedom Place South in Christian de Portzamparc’s masterfully planned Riverside Center on the Upper West Side. The affordable offer is part of Silverstein Properties and the Elad Group’s luxurious new Pelli Pelli Clarke-designed 1 West End Avenue project, built through the city’s 421-a Inclusionary Housing Program. As such, the development’s 365 units have been divided into two sections served by two separate entrances—116 affordable apartments located in the lower eight floors marked by stone, and 249 lavish market-rate units topping them off in the glass tower.

As outlined above, apartments range from studios to two-bedrooms and are priced between $833 and $1,458 a month for households of up to four people earning no more than $72,480 annually. Previous reports noted that one-bedrooms will average 900 square feet and two-bedrooms will average 1,100 square feet.

Amenities for the affordable portion of the building include fitness center, bicycle storage room, children’s playroom, tenant storage room, laundry room, roof terrace/courtyard (shared with market-rate tenants), and a private terrace. The area is served by the A/B/C/D/1 trains at 59th Street Columbus Circle and the M57 bus.

A new supportive housing complex for low-income families and formerly homeless seniors officially opened on the Upper West Side this week. Located at 145 West 108th Street, the West Side Federation for Senior and Supportive Housing's WSFSSH at West 108 provides 199 new homes for those in need and gives a new home to the Valley Lodge Shelter, a 110-bed development for homeless older adults. The 193,000-square-foot complex includes on-site supportive services and a wide variety of amenities for residents.

Former illegal Upper West Side hotel will become apartments for homeless and low income residents

As part of a larger plan to create much-needed affordable housing, Mayor Eric Adams has expressed his support for converting hotels to residential units. In the first such attempt by his administration, Adams announced on Monday plans to convert what had been an illegal hotel at 258 West 97th Street on the Upper West Side into 80 new units of housing primarily for formerly homeless and low-income New Yorkers.
