Financial District condo One Park Row launches sales, from $850K

Sales launched this week at a new luxury residential development at the intersection of Tribeca and the Financial District. Developed by Circle F Capital and designed by Fogarty Finger, One Park Row is a 23-story mixed-use building offering 58 condos ranging from studios to three-bedroom apartments, with stunning views and a prime location across from City Hall Park and only blocks from the World Trade Center. Pricing starts at $850,000 for a studio.
One Park Row is located on the former site of J&R Music and Computer World, an online electronics and music retailer that opened in 1971 and took up much of the block. The retailer shut down in 2014, with owners Joe and Rachelle Friedman initially planning to rebuild the storefront into an “unprecedented retailing concept and social mecca,” according to Gothamist. The luxury 50-story condo 25 Park Row opened in 2021 on the same block.
In July 2023, plans were filed for a building with condos, three floors of office space, and ground-floor retail on the site. That same year, the developer sued the construction manager, claiming that a subcontractor’s error led to major issues and delays in the project. The suit was later settled and discontinued, according to The Real Deal. In June 2024, the project secured a $50 million loan from 3650 REIT for completion and upgrades.
Interior designer Paris Forino crafted each residence to exemplify luxury living, with natural materials and high-end finishes, like wide-plank white oak wood flooring, custom white oak doors, and polished nickel hardware.
“We created intelligent, fresh, and beautiful interiors in keeping with the building’s aesthetic and intended to complement the sublime views of lower Manhattan and beyond,” Forino said.
The kitchens boast luxurious Eurasia Stone marble countertops and Arabescato backsplashes, framed by Italian-crafted light ceruse white oak cabinetry. These high-end elements are complemented by state-of-the-art Gaggenau appliances and a wine refrigerator.
Additionally, all units come with a Bosch washer and dryer.
The bathrooms offer a tranquil place of respite, with honed Crystallo Pearl Eurasia Stone marble flooring and wall tiling, white oak vanities, integrated stone sinks, and Waterworks fixtures.
The same serene atmosphere extends to the secondary bathrooms, which are adorned with Grigio Fiume marble floors and vanilla pearl countertops, while the powder rooms showcase Rosa Breccia polished marble and golden travertine stone floors.
Most residences offer views of the Oculus, the World Trade Center, City Hall Park, the Hudson River, and Trinity Church. At the top of the building is a four-bedroom penthouse.
Amenities include a stunning landscaped rooftop terrace with an outdoor grill and kitchenette, a residents’ lounge with a dining room and catering kitchen, and a cutting-edge fitness center.
Residents will also enjoy easy access to world-class shopping, dining, and entertainment options, along with expansive public green spaces in nearby Battery Park.
