Applications are now being accepted for 72 middle-income units at a new residential development in Upper Manhattan. Located at 620 West 153rd Street in Hamilton Heights, Sunrose Tower Apartments contains 238 apartments and a wide variety of amenities, including a rooftop terrace with panoramic skyline views. New Yorkers earning 130 percent of the area median income, or between $80,572 annually for a single person and $187,330 annually for a household of five, can apply for the apartments, which range from $2,350/month studios to $3,550/month two bedrooms.
Developed by The Jay Group and designed by J. Frankl Associates, the 28-story rental tower includes a total of 238 apartments and a vast selection of both indoor and outdoor amenities. Indoor amenities include an elegant lounge area, co-working space, a fitness center, bike storage lockers, a dog washing station, a shared laundry room, a 95-car parking garage, and a high-end community facility, according to CityRealty.
Outdoor amenities include a dog park, a playground, outdoor kitchens, a communal dining area, and a rooftop terrace with 360-degree views. Apartments feature washers and dryers in every unit, as well as kitchens with state-of-the-art appliances.
In December 2021, The Jay Group closed on $83 million in construction financing for the property arranged by Meridian Capital Group, according to the Commercial Observer. The financing included a senior loan from Bank Hapoalim and a mezzanine loan from NYC-based debt fund Be Aviv.
Nearby public transit options include the 1 subway line at 157th Street and the A and C lines at 155th Street, as well as the M4 and M5 buses.
