Historic Crown Heights school is now a 40-unit luxury rental

A former Catholic school in Crown Heights is now a 40-unit rental building. The Gregory at 991 St. John’s Place sits within the St. Gregory the Great Roman Catholic Church complex, designed by Frank J. Helmle and Harvey Wiley Corbett in the 1920s. GEMA Capital Partners and PKSB Architects oversaw the conversion of the historic schoolhouse into a multi-family rental. Leasing has kicked off for the project’s mix of studios, one-, two-, and three-bedroom homes, starting at $3,437/month.
The building is the former home of St. Gregory Catholic Academy, designed and built by Helme & Corbett in 1921 as part of the St. Gregory Catholic Church Complex, according to the architect’s project page. In 2011, the building was declared structurally compromised, requiring the immediate vacancy of the school.
PKSB was brought on to repair and convert the vacant school into a multi-family residential building with a horizontal expansion and the addition of a two-story rooftop. The architects preserved the building’s original facade and architectural detailing during the restoration of the building’s structure, which was on the verge of collapse.
The project gained approval from the city’s Landmarks Preservation Commission in 2018.
The seven-story building offers 40 unique homes with oversized historic replica windows and soaring ceiling heights ranging from 9 to 13 feet.
Residences feature dishwashers, energy-efficient appliances, air conditioning, state-of-the-art appliances, countertops, and finishes, and select units include patios or balconies, according to Yimby.
Amenities include pet-friendly policies, assigned package lockers, bike storage lockers, a shared laundry room, a gym, multiple garden spaces, and a rooftop terrace.
Nearest subway options include the 3 train at Kingston and Nostrand Avenues and the 2 and 5 trains at President Street-Medgar Evers College.
In February, a housing lottery was launched for 12 units within the building, according to Yimby. Applicants earning 130 percent of the area median income, or those earning an annual income of $85,715 to $227,630, were eligible to apply.
