Lottery opens for 230 luxury apartments at huge Greenpoint rental, from $848/month

A two-tower rental development on the Greenpoint waterfront opened a lottery this week for 230 luxury apartments. Designed by CetraRuddy, Tower 77 sits on a former industrial area facing Newton Creek at the northern tip of the Brooklyn neighborhood. New Yorkers earning between 40 and 130 percent of the area median income can apply for the apartments, priced from $848/month for studios to $4,173/month for three bedrooms.
Developed by Clipper Equity, Tower 77 is composed of a pair of towers, one at 30 stories and the other at 40 stories, connected by a seven-story base. The project includes a total of 720 apartments, with 230 designated as affordable, 25,000 square feet of retail space, and a 300-vehicle parking garage. Work on the tower’s facades was completed in August, according to Yimby.
Tower 77 boasts 40,000 square feet of amenities, including a state-of-the-art fitness center, a basketball court, a tennis court, a lounge, a business center, a children’s playroom, an outdoor terrace and BBQ grilling station, an indoor pool, a sauna, and a spa.
Residents will also have easy access to Box Street Park, a resilient public green space designed by MPFP promised as part of the neighborhood rezoning.
Apartments feature spacious layouts with oversized windows, allowing for bright and airy living spaces enveloped in natural light.
Tower 77 is near Greenpoint Landing, another massive residential development located on the waterfront. Developed by Park Tower Group, the 22-acre complex will include roughly 5,500 residential units upon completion, many of which will be priced below market-rate.
Nearby public transit options include the 7 and G subway lines, the Long Island Rail Road, and the B43 bus.
Qualifying New Yorkers can apply for the affordable units until November 27, 2023. Preference for 50 percent of the units will be given to residents of Brooklyn Community Board 1. Complete details on how to apply are available here.
