Hudson Yards high-rise with five-star hotel perks opens lottery for 135 units, from $848/month

A luxury high-rise building in Hudson Yards opened a lottery this week for 135 mixed-income apartments. Developed by Related Companies, The Set at 455 10th Avenue offers 270 studio, one-, and two-bedroom apartments in a hotel-like setting. For the below-market-rate homes, New Yorkers earning 40, 60, and 120 percent of the area median income can apply for the units, priced from $848/month to $3,473/month.
The Set is the rental portion of a 44-story mixed-use building. Along with the apartments, the building is home to Coterie Hudson Yards, a luxury assisted living facility developed by Related and care leader Atria Senior Living. The Set opened in the fall of 2022, followed by Coterie at the start of last year.
Designed by Handel Architects, the building features a facade of glass, metal, and terracotta, with a glazed bronze finish. There are two distinct lobbies, one on 35th Street for the senior residences, and the other on 10th Avenue for the rentals.
Described as a hybrid between residential and hotel, The Set offers fully serviced and turnkey apartments. Designed by March and White Design, the apartments feature floor-to-ceiling windows for sublime city views, custom cabinetry, and European oak plank flooring.
The building offers hotel-inspired perks like weekly housekeeping, package and grocery delivery, laundry services, and room service. As CityRealty reported, The Set is a “modern take on a pied-a-terre for people who only need to be in the city a few days a week,” but also works well for full-time New Yorkers.
Not only can the residences come fully furnished, but lease terms at the rental are flexible, making it the perfect pied-Ă -terre option. According to CityRealty, available market-rate rentals start at $6,850/month for a one-bedroom.
A residents-only amenity and social club, The Set Club, sits at the top of the building. The club includes a state-of-the-art fitness center, a lounge for work and play, a fully stocked bar, a tasting room for private dinners, a work-from-home space, and a rooftop pool with cabanas and lounge chairs. The Set is also home to a farm-to-table restaurant and a cocktail bar from Chef Dan Kluger.
Other amenities include a terrace with barbecues, a demo kitchen, and a virtual reality room. Plus, residents at The Set will get priority reservations at Hudson Yards restaurants, access to personal shoppers and stylists, special benefits at The Equinox Hotel and Spa, and more.
