In heart of Harlem, new rental tower opens lottery for 117 affordable apartments, from $788/month

A housing lottery has launched for 117 affordable apartments at a new rental tower in the heart of Harlem. Located at 212 West 124th Street within the Marcus Garvey Village complex, the 17-story building is 100 percent affordable to low- and moderate-income residents and offers state-of-the-art amenities and modern homes. New Yorkers earning 40, 60, and 70 percent of the area median income can apply for the units, priced from $788/month for studios to $2,232/month for two bedrooms.
Developed by Carthage Real Estate Advisors and designed by Body Lawson Associates Architects and Planners, 212 West 224th Street offers a mix of studios, one-, and two-bedroom homes. Amenities include a shared laundry room, bike storage lockers, and outdoor terraces. Apartments are equipped with in-unit washers and dryers, dishwashers, and high-end countertops and finishes.
The building sits within the Marcus Garvey Village development, which includes the neighboring 168-unit luxury rental at 224 West 124th Street designed by Fischer + Makooi Architects. The complex also includes 3,500 square feet of commercial space, 3,000 square feet of community facilities, and the new Harlem SGL LGBTQ Center, expected to open this fall.
Carthage Real Estate Advisors, Rester Management, and West Harlem Development Corporation purchased the site from Abyssinian Development Corp. for $27.8 million in December 2017. Permits for the project were filed in 2018 and approved in 2020, according to CityRealty.
The closest public transit options include the A, C, B, D, 2, and 3 subway lines, as well as the M2, M10, M60-SBS, M101, and M125 buses.
Qualifying New Yorkers can apply for the apartments until September 30, 2024. Complete details on how to apply are available here. Preference for 20 percent of the units will be given to residents of Manhattan Community District 10.
