Long Island City luxury tower opens lottery for 72 apartments, from $3,423/month

A new 35-story luxury tower in Long Island City has launched a housing lottery for 72 middle-income apartments. Located at 23-10 42nd Road, Aura combines curated boutique residences with spacious layouts and an expansive amenities package not commonly seen in other developments in the neighborhood. New Yorkers earning 130 percent of the area median income can apply for the units, priced from $3,423/month for studios to $4,376/month two bedrooms.

Developed by Werwaiss Properties and designed by Fogarty Finger, Aura breaks away from what the architecture firm describes as the “monotony of large, glass boxes that dominate LIC’s skyline,” featuring an elegant, statuesque facade that sets a new standard for residential developments in the highly sought-after neighborhood.

Containing a total of 240 apartments, the building’s facade incorporates a unique curtain wall system with porcelain panels and metal extrusions to create a visually impactful exterior.

Residents will enjoy over 15,000 square feet of indoor and outdoor amenities, including a triple-height fitness center with Manhattan skyline views, an adjacent outdoor terrace, resident lounges, co-working spaces, a landscaped courtyard, and a rooftop sky lounge with its own terrace.

Additional amenities include a shared laundry room, bike storage lockers, and a parking garage with 91 spaces, according to Yimby.

Apartments feature high-end kitchen appliances, countertops and finishes, dishwashers, hardwood floors, air conditioning, and high-speed internet.

Werwaiss secured a $131 million construction loan for the project in March 2023, arranged through Corebridge Financial and PCCP LLC, according to Multi-Housing News. Suffolk Construction served as the general contractor.

The tower topped out in January, according to BLDUP.

Aura’s location offers convenient access to the 7, N, and W subway lines at Queensboro Plaza, the E, M, and R lines at Queens Plaza, and the G line at Court Square.
