Major South Bronx development Bankside opens lottery for 132 apartments, from $2,525/month

The sprawling South Bronx mixed-use development Bankside released another housing lottery this week. Applications are now being accepted for 132 middle-income apartments at Lincoln at Bankside, a four-tower development with 921 apartments and a new public waterfront park. New Yorkers earning 130 percent of the area median income, or between $86,572 for a single person annually and $198,250 for a household of five, can apply for the units, priced from $2,525/month studios to $3,400/month two bedrooms.
Located in Mott Haven, Bankside is a $950 million project developed by Brookfield Properties, which purchased the land for $165 million in 2018, setting a record for the borough’s most expensive real estate deal. The seven-tower development is designed by Hill West Architects and contains more than 1,350 apartments situated along 4.3 acres of waterfront.
Lincoln at Bankside contains studios to three-bedroom apartments that feature floor-to-ceiling windows, stainless steel appliances, in-unit washers and dryers, and dishwashers. Residents will get one month of rent for free, a waived security deposit, and one year of the building’s amenities package for free upon signing a lease, according to the lottery page.
Amenities include a concierge, fitness center, game room, covered parking, residents lounge, co-working space, children’s playroom, rooftop terrace, indoor pool, indoor basketball court, and reservable event space.
The project also includes a 34,000-square-foot public waterfront and promenade designed by MPFP, as well as retail and community facility spaces.
The first lottery opened at Lincoln at Bankside in February for 145 middle-income units. Of the 921 total units, 277 are designated as “affordable” and rent-stabilized and 644 are priced at the market rate. Current market-rate units start at $2,955/month, with a one-month free concession.
Nearby public transit options include the 2, 3, 4, 5, and 6 subway lines, as well as the M125 bus.
