Lower East Side rental opens lottery for 196 affordable apartments, from $454/month

A housing lottery launched this week for 196 affordable apartments in a new rental building on the Lower East Side. Located at 165 Broome Street, the 15-story building offers tenants new residences in one of New York City’s trendiest neighborhoods. New Yorkers earning 30, 50, 70, and 80 percent of the area median income, or between $18,480 for a single person and $154,080 for a household of seven, can apply for the units, which range from $454/month studios to $2,949/month for a three bedroom.

Developed by Grand Street Guild HDFC and designed by Handel Architects, 165 Broome is the first phase of a two-building, 100-percent affordable development with 344 apartments, a community facility, and parking, according to the project page. At 165 Broome, there are 232 total units.

The project is built within the existing Grand Street Guild’s three-building campus and includes amenities such as a meeting space, entertainment room, fitness room, and outdoor play. The 26-story Grand Street Guild towers were built in 1973 and are home to over 1,500 residents across 600 units.

The development includes Guild Hall, an amenity space with a fitness area, game room for residents, and a meeting room for the local community board. Additional amenities include an on-site superintendent, bike storage, a shared laundry room, and a package room.

Both buildings were developed to allow the reopening of a through-block pathway that has been closed for many years. To enhance the adjacent public areas, a new landscaped outdoor space has been created in the center of the block. This space will allow for passive recreation and relaxation, featuring seating and a small performance area.

Nearby public transit options include the F, M, J, and Z subway lines, as well as the M14A-SBS and M9 buses. The building sits near the foot of the Williamsburg Bridge, allowing for an easy bike ride or walk over to Brooklyn.

Grand Street Guild first announced plans to build the two 15-story towers in 2018, as 6sqft previously reported. Renderings for the project were first revealed in August 2020, and ground broke ground in September 2022, according to Yimby.

Qualifying New Yorkers can apply for the apartments until August 28, 2024. Complete details on how to apply are available here. Preference for 20 percent of the units will be given to residents of Manhattan Community District 3. Questions regarding this offer must be referred to NYC’s Housing Connect department by dialing 311.
