Luxury rental in Crown Heights opens lottery for 72 middle-income units, from $1,869/month

In an industrial stretch of Crown Heights, a new luxury rental opened a housing lottery for 72 middle-income apartments. Currently under construction at 953 Dean Street, Prospect House is a nine-story development with 240 apartments and upscale amenities, including a rooftop terrace and private courtyard. New Yorkers earning 80 and 130 percent of the area median income can apply for the units, priced from $1,869/month for studios.

Developed by Clipper Realty and designed by JFA Architects & Engineers, the nine-story building includes 240 apartments, 168 of which are market-rate and 72 of which will be affordable under the city’s Mandatory Inclusionary Housing program.
The property also contains 2,207 square feet of commercial space, a 42-foot-long rear yard, and 84 parking spaces, according to Yimby.
Current market-rate units start at $3,197/month for a studio, $4,419/month for a one-bedroom, $5,731/month for a two-bedroom, and $6,05/month for a three-bedroom.

Amenities include bike storage lockers, a gym, a game room, a fireside piano lounge, a co-working space, a coffee lounge, a business center, a rooftop terrace with Manhattan views, and a private courtyard with walkways and seating areas. Other perks include electric vehicle charging stations and a pet spa.

The residences boast “warm minimalist interiors” that blend natural wood with neutral tones, creating a calming aesthetic. Open layouts and expansive windows fill each apartment with natural light while offering scenic city views, according to the building’s website.
Spa-like bathrooms feature rain showers and soaking tubs, providing a peaceful retreat. Additionally, select apartments offer private terraces.
Each apartment comes with in-unit washers and dryers, along with high-end finishes throughout.
Permits for Prospect House were filed in 2022, and the building topped out in March. In 2023, Clipper secured a $123 million construction loan from Valley National Bank for the project, as reported by Yimby. The new project replaces the live music venue and bar Wild Birds, which opened in 2020.
Nearby transit options include the S, A, and C subway lines and the B48 and B65 buses.
