A housing lottery has opened for 50 mixed-income apartments at a new luxury rental near Fordham University in the Bronx. Located at 4720 3rd Avenue in Belmont, the Arabella offers residents brand-new units and modern amenities, all in a prime location. New Yorkers earning 80 and 130 percent of the area median income can apply for the units, priced from $2,206/month for one-bedroom apartments to $3,950/month for three bedrooms.

Developed by Vertical Community Development and designed by Ismael Leyva Architects, the nine-story building contains 165 apartments with interior design by Marin Architects. The Arabella features a striking exterior design, characterized by its distinct triangular shape and facade lined with large windows.

The new rental replaces a Sears Auto Center, according to Marin Architects.

The property offers a wide range of indoor and outdoor amenities. Located on the third floor, a 2,400-square-foot fitness center features state-of-the-art equipment and is surrounded by large windows with double exposures, allowing natural light to fill the space.

Also located on the third floor is the residence lounge, which contains TV and comfortable seating—a perfect place for tenants to socialize and relax.

The residence lounge includes direct access to an outdoor terrace, which includes 3,500 square feet of open-air space. This area features multiple landscaped lounge areas, a yoga space, and a fitness playground.

Additional amenities include a shared laundry room, an on-site resident manager, covered parking, electric vehicle charging stations, bike lockers, and pet-friendly policies. Apartments come with energy-efficient appliances, including dishwashers.

The Arabella is located close to the B, D, and 4 subway lines, numerous Bronx routes, and Metro-North’s Harlem and New Haven lines, accessible from the nearby Fordham rail station.

Qualifying New Yorkers can apply for the apartments until October 11, 2024. Complete details on how to apply are available here. Preference for 20 percent of the units will be given to residents of Bronx Community District 6.

Questions regarding this offer must be referred to NYC’s Housing Connect department by dialing 311.
