Major East New York development opens lottery for 203 low-income apartments, from $465/month

Applications are now being accepted for 203 affordable apartments at a new residential development in East New York. The development is the final part of phase four of Nehemiah Spring Creek, a decades-long project led by the city to transform former marshland and landfill into a sprawling mixed-income and mixed-use community. New Yorkers earning 30, 50, 70, and 80 percent of the area median income, or between $18,480 for a single person and $122,000 for a household of five, can apply for the apartments. Units start at $465/month for studios, $591/month for one-bedrooms, and $700/month for two-bedrooms.

Developed by Monadnock Development, phase 4C of the project includes 240 apartments in 30 buildings designed in a distinct “octet style.” There are eight apartments across four floors.

Amenities include an on-site superintendent, high-speed internet, a package room, and a shared laundry room. The development is also close to public green spaces, including Shirley Chisholm Park and Linden Park.

Nehemiah HDFC, the development arm of non-profit East Brooklyn Congregations, began developing Nehemiah Spring Creek with Monadnock in 2008. Construction on phases one through three, which consisted of 368 single, two-, and three-family homes, wrapped up in 2017. In April 2019, a housing lottery was launched for 143 units as part of phase 4B-1 of the project.

The development offers a model of a suburban mixed-income community, with affordable rentals and townhouse homeownership.

The Spring Creek community features three parks, an educational center, a supermarket, and an EMS station.

Nehemiah Spring Creek joins other major developments that have opened in the area over the past four decades, including Starrett City apartments, the Gateway Center shopping complex, Gateway Elton affordable housing, and Spring Creek Gardens.

Nearby public transit options include the B13, B83, B84, and Q8 buses.

Qualifying New Yorkers can apply for the apartments until May 28, 2024.
