New Greenpoint rental opens lottery for 59 apartments, from $1,869/month

Applications are currently being accepted for the first phase of a new luxury development in Greenpoint. A lottery launched for 59 apartments at Greenpoint Central, an eight-story, two-building complex located at 65 and 75 Dupont Street. New Yorkers earning 80 and 130 percent of the area median income can apply for the units, priced from $1,869/month for studios to $4,376/month for two bedrooms.
Developed by Madison Realty Capital and MNS Real Estate and designed by Hill West Architects, the two-tower complex contains 473 total units, 30 percent of which are designated affordable.
Leasing for the market-rate rentals at 75 Dupont began in October, with studios currently starting at $3,130/month. The second phase of the project at 65 Dupont Street will launch next year.
Designed by Whitehall Interiors, the apartments boast large windows, vented mini-split air conditioning systems, in-unit washers and dryers, and gray taupe plank flooring. Ceiling heights range from 10-to-15 feet, providing a sense of spaciousness.
Kitchens are equipped with quartz countertops, stainless steel appliances, and custom cabinetry, while bathrooms feature matte black finishes and custom white Tossini Elm vanities.
Amenities include a residents’ lounge, business center, library, furnished interior courtyard, laundry room, bike storage room, and a rooftop deck with BBQ grills.
When phase two of the project is completed, residents will also have access to a fitness center and studio, outdoor pickleball court, game room, children’s playroom, pet spa, golf simulator, music room, and attended parking.
Leasing for the first 194 rental units at Greenpoint Central launched in October. Current availabilities for market-rate rental units start at $3,130/month for studios. Phase two of leasing is expected to launch in 2025.
Qualifying New Yorkers can apply for the apartments until January 21, 2025. Complete details on how to apply are available here. Preference for 20 percent of the units will be given to residents of Brooklyn Community District 1.
