One High Line penthouse sells for $47M

The most expensive Downtown deal of the year belongs to One High Line in Chelsea. According to public records, a penthouse at the Bjarke Ingels-designed condominium on West 18th Street sold for $47 million last month. Last June, the apartment entered contract after asking $52 million. According to CityRealty, Penthouse 36 is the most expensive apartment to sell at One High Line to date; another penthouse at the building asking $49 million entered contract in January but has not closed yet.
As 6sqft previously noted, Penthouse 36 measures roughly 7,000 square feet and has a nearly 5,000-square-foot private terrace.
The penthouse takes up the entire top floor of the taller tower, with six bedrooms and seven and a half baths. The residence boasts 360-degree views of the Hudson River and Manhattan skyline.
The block-long One High Line includes two twisting towers, designed with views in mind, one at 36 stories and the other at 26 stories. There are 236 one- to five-bedroom residences across the two buildings.
While the High Line-adjacent project, formerly known as the XI, topped out in 2019, pandemic and developer problems stalled the development. After acquiring the property in 2021, the Witkoff Group & Access Industries rebranded the condo as One High Line and relaunched sales in 2022.
Residents can access 18,000 square feet of amenities, including a wellness center with a 75-foot lap pool. The Faena Hotel, New York will open at the building next spring.
