Rental on the Park Slope-Gowanus border opens lottery for 50 affordable apartments, from $874/month

A new rental building on the border of Park Slope and Gowanus opened a lottery for 50 affordable apartments. Longview is a 17-story tower at 380 4th Avenue with 197 homes, 30,000 square feet of amenities, and 14,000 square feet of retail space. New Yorkers earning 40, 60, and 90 percent of the area median income can apply for the apartments, priced from $874/month studios to $2,532/month two-bedrooms.

Developed by Quinlan Development Group and GTIS Partners and designed by GF55, Longview aims to reflect both Brooklyn neighborhoods by integrating “the historic character and treelined streets of Park Slope and the trendy, industrial culture of Gowanus.”

The building will include 197 residences, including a mix of one bedroom, one-bedroom with home office, and two-bedroom units. Open-concept apartments feature “condo quality” finishes, like individually controlled heating and cooling systems, in-unit washer-dryers, stainless steel kitchen appliances, white marble quartz countertops, and oversized windows. Certain residences will come with private patios and terraces.

“Longview was specifically designed to capture the dynamism of Gowanus while maintaining the elegance and neighborhood feel of Park Slope,” Tim Quinlan, principal at Quinlan Development Group, said in a press release announcing the project’s new teaser site.

“As in all our other projects, our long-term ownership goals allow us to use more durable finishes and a more thoughtful design that results in providing a home where people can form a more lasting community within the building. This is reflected in the wide range of amenities that address health and well-being, work from home, entertainment, and family life.”

Amenities include a lounge and media room on the 15th floor, a private dining, co-working spaces, a fitness center, children’s playroom, golf simulation, a parking garage, bike storage, and more.

Outdoor spaces include a 3,600-square-foot rooftop with Manhattan views, grills, a dog run, dining areas, and an open lawn.

Longview sits across the street from Park Slope’s Washington Park, home to the Old Stone House, a skatepark, a dog run, and multiple fields, and a few blocks from the R train at 9th Street and the F and G trains at 4th Avenue-9th Street.

Construction kicked off in 2023 and leasing for the market-rate units is expected to begin this spring.
