Upper West Side rental opens lottery for 52 mixed-income units, from $1,096/month

Applications are now being accepted for 52 mixed-income units in a new luxury rental building on the Upper West Side. Located at 266 West 96th Street, the 23-story building includes 171 luxury apartments and exclusive amenities, including an expansive rooftop terrace. New Yorkers earning 70, 80, and 130 percent of the area median income, or between $40,526 for a single person and $198,250 for a household of five people, can apply for the apartments, priced from $1,096/month studios to $3,703/month two bedrooms.

Developed by Fetner Properties and Peakhill Equity Partners and designed by SLCE Architects, the building’s amenities include a gym, lounge, children’s playroom, pet spa, a media and party room, a business room, a shared laundry room, a full-time doorman, and a rooftop terrace.

The rent-stabilized apartments come equipped with air conditioning, dishwashers, smart controls for heating and cooling, energy-efficient appliances, and a complimentary internet and amenities package, according to amNewYork.

The project is built to the standards of the Enterprise Green Communities program, which prioritizes environmentally sustainable building construction in addition to the health and wellness of tenants, according to Peakhill Equity’s website.

Fetner collaborated with Urban Atelier Group (UAG) to develop the 153,000-square-foot property, which in addition to the apartments, has 9,000 square feet of community space, and 10,500 square feet of ground-floor commercial space, according to UAG’s website.

The rental is around the corner from the 96th Street subway station, home to the 1, 2, and 3 lines, and a little over a block to Riverside Park.

Qualifying New Yorkers can apply for the affordable units until February 16, 2024. Fifty percent of the units are set aside for residents of Manhattan Community Board 7.
