Two Trees Management announced yesterday the opening of the second building to rise at Williamsburg‘s Domino Sugar Factory site at the corner of Grand Street and Kent Avenue. Designed by COOKFOX Architects, One South First is a mixed-use 45-story building within the newly-created six-acre Domino Park that includes 330 rental apartments, office space, and retail. Unique features include a distinct facade inspired by the structure of sugar crystals in honor of the site’s history as a sugar manufacturing plant. The building is now the neighborhood’s tallest tower at 435 feet, and it makes use of every inch of that height with dazzling amenities that include an outdoor granite pool overlooking the East River and City skyline.

The newest Domino addition consists of two interlocking buildings with white precast concrete facades inspired by the molecular pattern and forms of sugar crystals in reference to the former factory site. 29,000 square feet of ground-floor retail will include local enterprises like Roberta’s, Other Half Brewery, and Two Hands Cafe.

Residences include alcove studios and one- and two-bedrooms with floor-to-ceiling windows, central air conditioning, solar and blackout shades, Bosch washer/dryers and keyless electronic apartment access. Kitchens offer stainless steel appliances, in-sink garbage disposals, and custom Italian cabinetry. In the residential lobby, white terrazzo floors and exposed, poured concrete columns create a gallery-like space. 66 apartments will be available to low-income residents.

The building’s amenities rise above the ordinary, including the aforementioned outdoor granite pool, an 8,000-square-foot fitness center, rooftop cabanas, a 2,800-square-foot co-working space, a 4,200-square-foot residential lounge, and a dedicated bicycle lobby.

Jed Walentas, Principal of Two Trees Management, said, “Our vision for the Domino site has always been to deliver accessible open space, local retail, affordable housing and elevated architecture and sustainable design. With One South First, we’re fulfilling another promise to this vibrant community.”

One South First joins SHoP Architects-designed 325 Kent Avenue, which opened in 2017 as the development’s first building and is 100 percent leased. Domino Park, the waterfront public park with syrup tanks and original cranes from the old factory, opened last June.

The redevelopment of the sugary factory site is being handled by Two Trees Management. Upon the development’s completion, the site will contain 2,800 rental apartments across four buildings, with 700 of them affordable.
