Windsor Terrace rental overlooking Prospect Park launches leasing, from $3,637/month

A new luxury rental tower overlooking Prospect Park launched leasing this week. Located at 11 Ocean Parkway in Windsor Terrace, the 13-story One Park Point offers tenants spacious layouts, a large amenities suite, and a prime spot steps from Brooklyn’s backyard. Available one-bedrooms start at $3,637/month and two-bedrooms at $4,754/month.
Developed by Focus Property Group and designed by FX Collaborative, One Park Point draws inspiration from the lush nature of adjacent Prospect Park. The building’s facade features detailed brick masonry with oversized windows, integrating seamlessly with the surrounding neighborhood’s iconic brick townhouses. The entrance court, courtyard, and rooftop are imbedded with abundant greenery, further enhancing the connection to nature.
One Park Point contains 375 apartments, with a mix of one- and two-bedroom residences and diverse floor layouts. Crafted by interior design firm INC Architecture and Design, the apartments feature oversized windows to maximize natural light and views of the park, white oak flooring, in-unit washer and dryers, and spacious walk-in closets. Select units feature private outdoor spaces.
INC’s design draws inspiration from the park as well, incorporating principles of biophilic design and organic and classic shapes that soften the interiors and connect to nature.
Kitchens feature custom matte black and oak soft closing cabinets, quartz countertops and backsplash, matte black accents, and black stainless steel appliances from Samsung, Whirlpool, and Frigidaire. Bathrooms are equipped with cast vanities with lighting, stone-style tile flooring, and “Jack and Jill” layouts.
FX Collaborative and INC collaborated with global architectural studio Woods Bagot to design an amenities suite covering nearly 20,000 square feet. Woods Bagot focused its expertise on the building’s two rooftop terraces, which together span 15,000 square feet. The larger terrace, located on the 12th floor, includes barbecues, a pizza oven, fire pits, and a turf area for outdoor fitness classes.
The secondary outdoor terrace is situated on the 13th floor and features a sundeck with a barrel sauna and cold plunge pool.
Indoor amenities include a state-of-the-art fitness center with a studio room, a dog washing station, a children’s playroom, a library, a co-working area, a lounge, and a game room.
“Windsor Terrace is a hidden gem in Brooklyn. Myself and most of the team grew up near there and have watched the neighborhood grow into an incredible area. Between Prospect Park and the local restaurants and shops the only remaining piece of the puzzle is a high quality housing option that enables more people to experience and enjoy the neighborhood,” Bobby Dweck, principal at Focus Property Group, said.

In April, a housing lottery launched for 95 affordable apartments at One Park Point, eligible to New Yorkers who earn 40, 60, and 100 percent of the area median income. The affordable apartments ranged from $874/month for a one-bedroom to $2,832/month for two-bedrooms.
The property is the first building constructed to achieve LEED status in Windsor Terrace and features a mechanical system that integrates compact console heating and cooling equipment into its facade, allowing for greater efficiency than standard through-wall configurations, according to Yimby.
The site was previously home to a school and church, both of which were demolished before construction. The church, called Parkside Chapel, has a new home inside the building, according to STO Building Group.
Current availabilities start at $3,637/month for one-bedrooms, $3,946/month for one-and-a-half bedrooms, and $4,754/month for two bedrooms.
